Process
Due Date: 1st of the Month
Rent is due on the 1st of each month for all tenants, regardless of your lease start date.
Grace Period
A 5-day grace period applies. If rent is unpaid as of midnight on the 5th (or the 6th if the 5th falls on a Sunday or holiday), a late fee is charged.Late fees are non-refundable and cannot be waived.
Eviction Process Begins: 10th at Midnight
If rent remains unpaid, the system begins the eviction/judgment process at midnight on the 10th. A $300 processing fee is charged.
This applies whether you’ve moved out or not. The process may seek possession of the property, a financial judgment, or both (for example, wage garnishment in abandonment cases).
Eviction Attorney Engaged: 14th
If unpaid by midnight on the 13th, your case is sent to the eviction attorney. A retainer fee is added to your account to cover the cost of filing paperwork. Additional attorney fees may apply based on the work required.

Eviction Court
If your balance is unpaid by the court date, the court will grant eviction.If paid in full before court, the case will be dismissed (non-suited) and you may remain in the property. Note: The eviction will still appear on your background check.
Payments Within 10 Days of Court
Payments must be made in cash. Other payment methods take too long to clear and cannot stop the eviction.
Disputing the Amount Due
If you dispute the charges, the judge will usually grant possession, and a future court date will address the balance. You must still vacate within 10 days of the judgment.
Failure to Vacate
If you don’t move out within 10 days of the court order, we will return with the sheriff to remove you. Belongings left behind will be placed outside and removed after 72 hours.
Camera Installation
Cameras are installed at the property once possession is regained.
Eviction Trial
If you dispute the financial judgment, a $500 processing fee is added to your account to cover preparation and court appearance costs.
Wage Garnishment
If a financial judgment is awarded, we may contact your employer to garnish wages. Employers are required by law to comply.
